The process
We sign a professional master lease under our LLC, with you named as additional insured on our policy. Standard 24–36 month term, two months security deposit, first & last month upfront, with an annual escalator written in.
You receive consistent, on-time ACH payments on the 1st of every month — eliminating vacancy risk and ensuring steady income year-round, regardless of our occupancy.
Every guest is screened with ID verification, background check, and a signed rental agreement before keys exchange hands. We reserve the right to decline any reservation.
Routine cleaning, upkeep, and minor maintenance is handled by our team at no cost to you. We treat your property like our own — because it's our reputation on the line.

Repeat corporate clients are pre-vetted, with their company assuming full responsibility for guest conduct under a master services agreement.
Compliance review of every booking. Smart locks with rotating codes per stay. Noise & occupancy monitoring via Minut / NoiseAware (decibel-only — no cameras inside the unit). Strict no-party policy with automatic forfeiture clauses and immediate eviction protocol.

That's our risk — not yours. We pay you the agreed rent on the 1st of every month, regardless of our occupancy. We carry a 90-day operating reserve specifically to ensure rent never depends on bookings.
Damage is covered three ways: (1) per-stay damage protection on every reservation, (2) our $1M commercial liability policy, and (3) a security deposit collected from every guest. You are not financially exposed.
We enforce a strict no-party policy with decibel-monitoring devices (no cameras inside the unit), occupancy limits, and a forfeit-and-evict clause in every guest agreement. Our screening process eliminates the highest-risk profiles before they ever book.
Before any lease is signed, we verify HOA rules, local STR ordinances, and zoning. We will not put you or ourselves in a position of non-compliance. If short-term rental isn't permitted, we may still offer a mid-term (30+ day) corporate housing model.
Every lease includes a regulatory-change clause: if local law changes to prohibit our use, the lease automatically converts to a mid-term or long-term corporate housing arrangement at the same rent. You continue to be paid, and we continue to operate compliantly.
